BRONDESBURY, NW2 & NW6

Brondesbury, shared between the London Boroughs of Brent and Camden, is probably the most exclusive part of Kilburn in North West London, although in recent years some local residents and estate agents have referred to it as being part of Queen’s Park – both areas are in close proximity.

The nearest shops can be found on Kilburn High Street, along with a wide range of public houses, restaurants and cafes.

Local attractions include the renowned Tricycle Theatre and Kilburn Grange Park, which features tennis courts and a children’s play area. Queen’s Park is also situated nearby. 

Brondesbury consists of wide tree-lined streets featuring Victorian terraced houses with and purpose-built flats. Desirable roads include Cavendish Road, Christchurch Road, The Avenue, Chatsworth Road and Mowbray Road.

One of the greatest things about Brondesbury is its transport links; Brondesbury and Brondesbury Park (both London Overground, Zone 2) and Kilburn (Jubilee Line), offer easy access to other parts of London, while buses are plentiful, including 24-hour services.

Cricklewood NW2


CRICKLEWOOD, NW2

Cricklewood, mainly part of the London Boroughs of Brent and Barnet with a small section overlapping into Camden, has improved immensely in recent years, with smarter shops and the four-star Crown Moran Hotel moving into the area.

Cricklewood Broadway and Cricklewood Lane – the two main high streets – are packed with restaurants, supermarkets, cafes and pubs, particularly Irish establishments, reflecting the area’s large Irish community. There is also a large bingo hall.

There are number of purpose-built developments containing good size flats around the main train station, while there are a number of detached and semi-detached houses on the residential roads leading off Cricklewood High Road and off Claremont Road heading towards Brent Cross Shopping Centre.

Properties in Cricklewood generally represent good value for money, and are significantlymore affordable than comparable homes in nearby Golders Green, Willesden Green, Kilburn and West Hampstead. This is mainly because there is no Tube station in the area. 

Despite the lack of a Tube station, Cricklewood Thameslink (Capital Connect, Zone 3) offers a quick commute into the City, including King’s Cross and London Bridge. There is also a local bus depot with a plethora of services. The nearest Tube stations are Kilburn (Zone 2), Willesden Green (Zone 2) and Dollis Hill (Zone 3), all of which are on the Jubilee Line.

Kensal Rise NW10


KENSAL RISE, NW10

To the west of Queen’s Park lies Kensal Rise, a largely residential area in the London Borough of Brent, which is packed full of character.

Although the boundaries of Kensal Rise are generally considered to be north of Kensal Rise railway station and to the east of Chamberlayne Road, the area does blur with Kensal Green to the west of Chamberlayne Road and north of Harrow Road.

There is a plethora of chic wine bars, gastropubs and delicatessens in the area, most notably along Chamberlayne Road, dubbed ‘one of London's coolest streets’ by Vogue in 2010. The high street is also packed with independent stores, such as designer home and bespoke kitchen shops, as well as traders selling vintage clothes and eccentric antiques. There is also a florist, poodle parlour and boutiques.

There is no shortage of local open green spaces, including nearby Queen’s Park – the area’s great attraction.

Aside from converted and purpose-built apartments, Kensal Rise is best known for its large houses set in quiet, tree-lined streets, including late Victorian red-brick family houses, with some of the most desirable homes found near Queen’s Park.

The local transport connection is excellent: Kensal Rise (London Overground, Zone 2), Kensal Green (Bakerloo Line and London Overground, Zone 2) and Queen’s Park station (Bakerloo Line, London Overground, Zone 2). There also plenty of buses.

QUEEN'S PARK, NW6

Split between the London Borough of Brent and the City of Westminster in North West London, Queen’s Park is an affluent area situated between Kilburn and Kensal Green.

Local amenities, including a good selection of coffee shops, patisseries, small boutiques, gastropubs, restaurants and a gym, can be found on the main high street of Salisbury Road.

Enthusiastic shoppers will find a greater selection of independent and branded retail outlets, pubs, wine bars and restaurants along nearby Kilburn High Road.

There are lots of open green spaces in and around Queen’s Park, including Queen’s Park itself, which is the main focus of the area. Facilities in the park include six all-weather tennis courts, a pitch-and-putt golf course, an ornamental garden, a children’s playground with paddling pool, a children’s animal farm and a cafe.

Queen’s Park is packed with late Victorian and Edwardian houses and converted flats. Homes located closest to the park on roads such as Harvist Road, Kingswood Avenue, Chevening Road and Milman Road are among the most desirable and expensive in Queen’s Park.

The area is served by Queen’s Park Tube and National Rail stations (Bakerloo Line, London Overground, Zone 2) as well as Brondesbury Park station (London Overground, Zone 2). There is also a good selection of buses, offering easy access into the West End.

Willesden Green NW2 NW6


WILLESDEN GREEN, NW2 & NW6

A widely diverse area, Willesden Green, located to the west of Cricklewood, is popular with a range of homebuyers and renters, including young professionals priced out of more affluent areas such as Notting Hill.

The high street is packed with shops, cafes and pubs, but the nearbygreen spaces, including Gladestone Park, arethe area’s greatest attractions. The other notable park is Roundwood Park, which often holds fairs. Willesden is also home to a large library and one of London’s largest cycling clubs.

There are many housing options to choose from in Willesden Green, with plenty of large Victorian terraces and 1930’s semi-detached houses, as well as managed apartments for professionals – both new build and newly refurbished.

The nearest Tube stations, Willesden Green (Zone 2) and Dollis Hill (Zone 3), are served by the Jubilee Line, while there are a number of buses out of Willesden Green travelling in different directions across London.
