It can be based on three main factors: - Firstly, they should have a pretty good idea of what similar properties are on the market for, and what they’ve sold for recently
- Secondly, their estimate will be based on their gut instincts
- Thirdly, they might be telling you what they think you want to hear.

Still... it is not an official valuation against which you can borrow money. Only a bank’s valuation survey can fulfil that function. The final decision on the price is yours. The agents’ commission
Always bear in mind that selling your space is not about what commission agents want to charge. It is about how much you get for your home at the end of the day, after the agents’ fees. We’re sure that we’re not the cheapest agent in the area, but we can tell you that the effort that we put into selling your space – and the service we will give you – will be second to none. What you really want is two or three agents competing at full commission, all of them highly motivated to sell your space. It is also well worth negotiating with your agent over the fee they charge. If your agent can achieve a price substantially over the asking price perhaps you can offer an enhanced fee. If they get well below the value and you only accept due to personal time constraints – then perhaps you can pay them a smaller fee. The agent’s commission levels will generally be in the range of 2 to 4 per cent, depending on factors such as state of the market, the area and the price of the space.
