We appreciate that different clients require different levels of assistance and have, therefore, come up with a variety of packages to suit your property management needs. 1. The gold service
Our Gold Property Management Service provides specialist assistance at all levels. The fee is 6% plus VAT and is taken monthly in advance. This service includes: - Monthly rent collection
- Holding of the tenants deposit in a separate client account. We are registered with The Tenancy Deposit Scheme (TDS) and will pass on no extra fee to the landlord.
- Organising inventory check-in and checkout.
- Organising cleaning at the beginning and end of the tenancy.
- Organising a gas safety check and certificate.
- Ordering a safety pack for the property in line with safety regulations.
- Arranging for a PAT test to be carried out on all electrical appliances in the property.
- Liaising with the tenant on the landlord’s behalf.
- Monthly financial statements to the landlord.
- Informing Utility Companies of new occupants and when old occupants leave.
- Dealing with minor works up to £300, without further instructions from the landlord.
- Dealing with redecoration, replacement or repair.
- Paying premiums for insurance rates and service charges, on the landlord’s behalf.
- Periodic inspections of the property.
- Handling insurance claims on the landlord’s behalf, at a fee of 10% of the cost of works.
- Liaising with landlord’s accountant and the Inland Revenue concerning tax liability, assessments and payments.
- Replacing any missing items at the end of the tenancy.
2. The silver service
Our Silver Property Management Service provides specialist assistance in line with the new legislation regarding deposits. The fee is 4% plus VAT and is taken monthly in advance. This service includes: Monthly rent collection. - Monthly financial statements to the landlord.

3. The bronze service
Our Bronze Property Management Service is available to landlords for the fee of 3% plus VAT and is taken monthly in advance. The service offers: - Monthly rent collection.
